TERMS & CONDITIONS – CNOC BREAC

Please read these terms and conditions carefully before making your booking.

 

OCCUPANCY

No more than 2 guests can stay at Cnoc Breac at any one time. Only guests named on the booking are permitted to stay at Cnoc Breac. We are unable to accommodate children.

 

BOOKINGS

Bookings can be made online or by contacting the owners directly. Bookings may only be made by persons over the age of 18; we reserve the right to refuse any booking without providing a reason. Guests shall not re-let or sub-let the property for payment or otherwise. A 20% non-refundable deposit is required at the time of booking with the balance payable twenty-eight (28) days before arrival. Bookings made within 28 days of arrival require the full amount to be paid. Your booking is confirmed by email when we have received your non-refundable deposit or the full amount if the booking is made within 28 days of your arrival. A contract will only arise when your booking is confirmed in writing by us. 

 

PAYMENT

Payments may be made through Stripe or by bank transfer on request. Please use the enquiry form if this is your preferred method and we will send you details.

 

CANCELLATION BY GUESTS

We understand that sometimes you need to change your plans. Should you need to alter your booking, please be aware that our cancellation notice period is twenty-eight (28) days. If you need to cancel your booking before 28 days of your arrival date, the deposit is not refundable. If a cancellation is made within 28 days of your arrival date after the full amount has been paid, you are not eligible for a refund. We will endeavour to re-let the property. If successful, we will refund the full amount minus the deposit; if not successful, you will not be due a refund.

If you wish to make a change to your booking, we will try to accommodate your request, but please remember changes made within the 28-day period prior to arrival may be classed as a cancellation even if you wish to choose alternate dates. 

Any cancellation or alteration must be made in writing by email to info@cnocbreaccottage.co.uk or to our address. Cancellation requests are not accepted until received in writing.

 

CANCELLATION DUE TO GOVERNMENT RESTRICTIONS

In the event of being unable to travel to or stay in Cnoc Breac, due to restrictions imposed or recommended by the government, any payments made will be retained. All efforts will be made to transfer your holiday to an alternative date although this can not be guaranteed. Any increase in the price of the alternative holiday dates may result in a further payment.

 

CANCELLATION BY US

Should the property become unavailable through any cause after bookings have been made, we will inform customer(s) and either offer alternative dates or refund any monies that have been paid.

 

ARRIVAL AND DEPARTURE

The cottage is available from 4:00pm on the date of arrival until 10:00 am on the day of departure. This is to allow time for the cottage to be cleaned/sanitised and changeover to be completed before the next occupancy. We may be able to offer some flexibility in these times for guests’ individual travel arrangements, but only by prior arrangement. A set of keys is provided for guests, and they must be left in the cottage upon departure. They are your responsibility during your stay and if the keys are lost the owners must be notified. The owners reserve the right to ask for payment to cover replacement keys.

 

YOUR RESPONSIBILITIES

  • To respect and look after the cottage during your stay and to leave the property clean and tidy.
  • To report any defects, breakages, or other issues as soon as possible.
  • To act responsibly and safely when using the wood burner.
  • Not to take cycles into the property (cycles can be kept undercover in the shed if requested).
  • To leave the premises secure if left unoccupied during the period of your stay.

BEHAVIOUR

The owners of Cnoc Breac live on the property and have the right to feel safe and unthreatened, therefore noisy, or unruly behaviour, especially behaviour that may be considered dangerous to life or property will be deemed unreasonable. We reserve the right to ask any person or persons to leave the property due to unreasonable behaviour, damage to property or exceeding the stated occupancy. No refunds will be given in this instance.

 

LOSSES AND DAMAGES

We understand that accidental damage or breakages may happen and hope this is brought to our attention first. If this occurs, we reserve the right to charge for any damages including those discovered immediately after your departure. We also reserve the right to charge for the loss of any items from the cottage during your stay and for any items that are discovered missing after your departure.

 

USE OF THE WOODBURNER AND BURNING CANDLES

A woodburning stove and supply of wood is provided for our guests to use. For safe and correct use, it is important that guests follow the instructions provided and never to leave the wood burner unattended while in use. Only wood supplied by the owner may be burnt in the stove. No other fuel may be used. Candles and BBQ’s may not be used under any circumstances.

 

SMOKING

We operate a no-smoking policy anywhere on the property. This will be treated as unreasonable behaviour.

 

PETS

No dogs or other pets can be brought on to the property at any time.

 

Wi-Fi

A complementary internet Wi-Fi connection is available throughout your stay and is intended for general web browsing and for checking email. If it is unavailable for any reason, there is no claim against the owners. We ask guests to use this responsibly and for its intended purpose.

 

PARKING

Guests are asked to park their vehicle on the track leading up to Cnoc Breac. Do not park anywhere else on the property. Vehicles, accessories and contents left at Cnoc Breac or any part of the property are at their owners’ risk.

 

LIABILITY

The owners will not be held responsible for any loss, damage, or injury to persons while on the property not caused through the fault of the owner. 

 

ESSENTIAL REPAIRS

The owners have the right to enter the property at a reasonable time agreed with guests for the purpose of essential maintenance.

 

WEB SITE

We hope our web site provides an accurate description of Cnoc Breac. However, changes may be made without notice and no liability is accepted for unintentional errors, mistakes, or omissions, which may arise because of subsequent changes.

We accept no responsibility for the content of any third party websites that may be linked from this site.

 

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
